If you’re buying your first home in Western Australia, you may be eligible for the First Home Owners Grant (FHOG). What Is the FHOG?

The FHOG in WA offers up to $10,000 to eligible applicants who are building or purchasing a newly constructed home. If you’re planning to buy an established property, it’s important to know that contracts signed after 3 October 2015 do not qualify for the grant. However, you may still be able to access stamp duty savings through the FHOR.

Who Can Apply?

To apply for the First Home Owners Grant in WA, there are several eligibility requirements you’ll need to meet:

  • Applicants must be individuals (not companies or trusts) and over the age of 18.
  • At least one person must be an Australian citizen or permanent resident.
  • Applicants and their partners must not have previously received a FHOG or the concessional duty under the same scheme.
  • You must not have owned or lived in a residential property in Australia before, depending on the date and duration of ownership.
  • You’ll need to live in the home as your main residence for at least six continuous months, starting within 12 months of completion.
  • The value of the home must fall within set limits depending on location:
    • Up to $750,000 if the home is south of the 26th parallel
    • Up to $1,000,000 if it’s north of that line
